Defence Lawyer Against Intrum Foreclosures in Thessaloniki and Throughout Greece
Objection · Suspension · Haircut Negotiation
If you have received a document from Intrum — whether a formal notice terminating the contract, a payment order, an enforcement order, a seizure report or a foreclosure schedule — the case is no longer at a theoretical stage. Every document shows that the procedure is moving forward and that the time to react is shrinking. Our office systematically handles cases against banks, funds, claim acquisition companies and claim management companies, with particular experience in objections, suspensions, foreclosures and settlement negotiations. Ioannis Papaioannou, legal counsel to the Borrowers' & Consumer Protection Association of Northern Greece, has defended borrowers against banks and loan servicers for over 25 years. We know how Intrum operates in practice, where it pushes, which documents it must produce and which points of the case must be checked before the debtor is driven into a settlement out of fear or into a foreclosure without real defence.
What is Intrum and what it means for your loan
Intrum Hellas is not a bank and is not the holder of the claim. It is a claim management company that acts on behalf of the entity presented as the holder of the claim, which is a special purpose vehicle that acquired loan claims from banks. This has practical significance. In every case it must be examined who the actual holder of the claim is, when and how the loan was transferred, with what documents the transfer is proven, whether Intrum has standing to act in the specific procedure and whether the amount claimed is established in a lawful, clear and verifiable manner. The existence of a document from Intrum does not mean everything is settled. It means the case must be reviewed immediately. Before any discussion of settlement, we must know what is being claimed, by whom, on what basis of standing and with what calculation.
Protecting Your Home from a Foreclosure Initiated by Intrum
No property is lost because a letter arrived. It is at risk when the case is not reviewed in time and when the lawful means of defence remain unused. From the formal notice terminating the contract to the payment order, the enforcement order, the seizure and the auction, every stage has its own significance. We examine whether there is room for an objection, a suspension application, entry into the out-of-court workout, direct negotiation or another targeted action. We treat no foreclosure as final. We review from the start Intrum's standing, the assignment of the claim, the amount of the debt, the interest, the charges, the abusive terms and every act of enforcement. It is there, in the details that are often left unexamined, that the course of a case can change. The goal is not simply to move fast. The goal is to move correctly, before enforcement appears as the only road.
Businesses and Self-Employed Professionals
Enforcement does not concern home loans only. Professional and corporate loans, working capital, current accounts, bond loans and personal guarantees of managers and partners equally lead to payment orders, seizures and auctions, often with larger amounts and more complex files. The logic of the defence stays the same, but the points to check are more.
- Professional and corporate loans: review of the contract, the securities, the balance and the legal standing of the party pursuing.
- Personal guarantees: when the entrepreneur, manager or partner has guaranteed, the extent and limits of liability are checked separately. A guarantee is not always unlimited or valid.
- Business property and equipment: seizure of business premises, machinery or goods is met with an objection and an application for suspension, just like a home.
- Out-of-court mechanism for businesses: settlement of debts to banks, funds, social security (EFKA) and the tax office in a single framework, where the conditions are met.
For businesses and professionals, time and the proper organisation of the file count double, because the amounts are larger and the consequences for viability immediate.
Received a Notice, Payment Order or Seizure from Intrum — The Deadlines That Must Not Be Missed
Not every document from Intrum carries the same legal weight. A formal notice terminating the contract, a payment order and a seizure each have a different effect. But every stage shows that the case is moving forward and that the time to react is shrinking.
Formal notice terminating the contract
A formal notice terminating the contract is usually the first serious move. The debt is now presented as overdue and due, and the way is opened for a payment order to be issued. At this stage there may not yet be an objection deadline, but there is time that must not be lost. The case must be reviewed before the claim becomes a judicial title.
Payment order
The payment order is the next step. The claim takes a judicial form and can lead to enforcement. An objection against the payment order is filed within fifteen working days of its service, when the debtor's residence or seat is in Greece. If the residence or seat is abroad or unknown, the deadline is thirty working days.
Seizure
Seizure is the stage at which enforcement has already begun, and with seizure of real property, the auction is already set. An objection against enforcement, on grounds concerning the claim, the writ of execution, the preliminary procedure and the seizure itself, is filed within forty-five days from the date of seizure. If a suspension of the auction must also be sought, that step is examined separately and must be taken in time.
With the notice, we do not stay idle. With the payment order, we act immediately. With seizure, there is no room for half-measures. Defence deadlines do not wait for the debtor to recover from the shock.

Negotiation Strategy with Intrum — Settlement Aimed at Debt Write-Off (Haircut), Where the Case Allows It
You do not approach Intrum to ask for a favour. You approach it to present a position. Whichever side knows the case better holds the stronger negotiating advantage. Our job is to make sure that advantage passes to the debtor. Before any contact we review Intrum's standing, the actual holder of the claim, the assignment, the balance, the interest, the charges and every element that affects the amount. An amount that has not been verified must not become the starting point of a negotiation.
- A settlement must hold up over time. An agreement that looks good on paper but collapses by the second or third instalment has no value. The proposal must be linked to the debtor's real financial capacity, the value of the security, the trajectory of the claim and the facts of the case.
- A debt write-off (haircut) is not asked for as a wish. It is built as a negotiating goal, when the facts of the case allow it.
- The economic value of the claim, the history of the portfolio, the collectability, the value of the property and the existence of a judicial challenge are elements that can change the conversation.
- The best negotiation happens when the debtor has already exercised, or is ready to exercise, their rights. A well-founded objection, a suspension application or a serious judicial challenge turns the negotiation from a simple plea into a contest of positions.
The goal is not for a proposal to be heard. The goal is for it to stand. A settlement that gets paid. A debt write-off (haircut) when it is documented. Judicial pressure where it is needed. Because against a claim management company, the best terms are not given. They are won through review, strategy and properly built pressure.

Immediate File ReviewObjection and Suspension of Foreclosure in the Courts of Thessaloniki
We work where these cases are decided: the Magistrates' Court and the Court of First Instance of Thessaloniki, daily. Knowledge of local case law and practice is not CV decoration — it is what turns an objection from a formality into a real defence. The grounds that most often succeed against servicers like Intrum:
- Standing deficiencies: the chain of transfer of the claim or the servicing assignment is not fully and validly proven.
- Incorrect debt amount: unlawful compound interest, abusive charges, sums not owed.
- Abusive contract terms undermining the claim at its core.
- Procedural defects: defective service, errors in the seizure report, missed deadlines.
Where the case requires it, the objection is paired with a suspension application, keeping the auction on ice until the merits are decided. That wins both time and negotiating weight.

Do not commit to anything verbally and do not "acknowledge" the debt on the phone. Ask for everything in writing, keep a log of calls and documents, and bring the file in for review before any reply.
Only with an enforceable title and a fully valid procedure — both are subject to judicial review. The servicer's standing, the claim amount and every enforcement act have points of challenge with specific deadlines.
It is risky. You are facing a specialised operation that negotiates thousands of cases, while you have one. Without a file review you don't even know whether the amount demanded is correct, or what your real bargaining power is.
It depends on the file — but the answer only comes after we see it, and quickly. Procedural defects may support action even in the final days. Call +30 2310 545 261 immediately.
Everything you have received from Intrum or, before it, from the bank, such as letters, extrajudicial notices, the payment order, the enforcement order, the seizure report, the auction schedule and the loan agreement, with the most important of all being the dates of service.
